      Please read the following important issues regarding condominiums at Windsor Hills.
BOARD OF DIRECTORS

The Ventura Board has been very busy relative to issues related to the landscape maintenance services,
hallway cleaning services, property and liability insurance coverage, certificate of deposit investments, engineer
transition study, and legal representation.  They address these issues to attain the best possible services and
the most reasonable costs.

ASSOCIATION WEBSITE
The Ventura association has a new website for the distribution of information to the association members.  The
website address is theventuraatwindsorhillscondominiumassociation.com . This website will include information
related to the Board of Directors meetings, owner information, and association rules and procedures.  John
McCann has set-up and maintains this website.  He will update this website as soon as information is approved
by the Ventura Board.  Please visit this website at your earliest convenience.  Should you have any comments
or suggestions to improve this website, please send them to John McCann or the Ventura Board.

ASSESSMENTS
The Ventura Association has quarterly assessments of $729.00 per quarter based upon the requirements of
Florida Statutes.  These assessments are due no later than April 1st, July 1st, October 1st and January 1st for
each year.  The current fiscal operating year for Ventura is from April 1, 2007 to March 31, 2008.  The primary
purpose for this association is to provide services directly related to the 8 condo buildings and related
landscape.  For example, the association provides building maintenance, landscape maintenance, elevator &
fire alarm systems, property insurance for the exterior building and liability, administration & management and
replacement reserves for the roof, painting, auxiliary equipment and elevators.

Sentry Management maintains the owner assessment accounts in behalf of the Ventura association.  Sentry
mails account and general association information to the mailing address for the owner on association record.  
Consequently, the condominium owner has the responsibility to provide their current mailing address
information to Sentry or the association office in writing.  

In addition, owners of condominiums are members of the Windsor Hills Master Community Association.  The
Master Association will have an annual assessment of $2,190.00 per year.  This assessment will be due no later
than January 1, 2008 which begins the calendar operating year for this association.  The primary purposes for
this association are to operate and maintain the clubhouse, recreational facilities, the gatehouses and the open
common areas of the community including landscape and streets.

If the assessments are not paid by the due dates, the association will apply late fees of 5% and interest charges
of 18% per annum to the owner’s accounts.  When the assessments are not paid in excess of 45 days after the
due date, the association will issue a Notice of Intent to Lien.  This notice advises the owner that the
assessments must be paid within the next 30 days; otherwise, a lien will be filed in public records for Osceola
County, Florida on their property at Windsor Hills.  When the assessments are not paid in excess of 90 days
after the due date, the association will refer these accounts to an attorney for collection action.  The collection
action may include foreclosure on your property.

MAILBOXES
According to postal regulations, the United States Postal Service does not deliver mail to the Windsor Hills
community because we are zoned for short term rentals.  However, they will deliver mail to a designated mail box
for a specific condominium unit subject to their requirements for occupancy by long term residents.  Condo
owners must submit an application for a designated mailbox to the association office.  This application must
include evidence either the owner resides in the condo unit long term, which may be a copy of a Florida Drivers
License, or a tenant has a long term lease agreement with the condo owner.  After approval of this application,
the association will designate a mailbox for this property address and issue two mail box keys.

UNIT ACCESS KEYS
Each owner is required to submit a unit access key for their condominium entry door to the association
according to the Ventura Declarations Article #9.7.  The purpose for the key is to abate any emergency
situations such as fire, plumbing and electrical problems which could threaten damages to other condominium
property.

The association understands that your condominiums are rented to guests at any time.  When an emergency
incident occurs, we will notify your guests with as much notice as possible to respect their privacy and security.  
When we must enter a condo unit, the association will provide an association employee to accompany a service
repair contractor as a standard procedure.  Many owners hire property management companies to rent and
maintain their condo units.  These companies may require exclusive control for your unit, and therefore, avoid
providing an access key to the association.  When the association does not have an access key, it may be
difficult for the association to contact and to obtain cooperation with these agents for a reasonable response
time in the event of an emergency.

Access to the condominium units is very important to resolve emergency situations.  Please mail your keys to
the association office with the condo property address information attached.  We will keep these keys in a
secured file under the control of the community association manager.

PEST CONTROL
Massey Pest Services performs the pest control treatment for the interior of the condominium units.  They
provide a granular insecticide behind appliances and furnishings.  The next interior treatment is scheduled for
all condo units on Wednesday, December 5, 2007.  This pest control treatment will be performed inside a condo
unit subject to the association having your unit access key on file.  If a condo unit has an insect infestation occur
during any other time of the year, please call the association office to request a special treatment.  We will plan
the interior pest treatments twice a year during November / December and May.

SIGNS
According to the Ventura Declarations Article #12.6, NO signs shall be displayed to public view on any part of
the condominium property.  This restriction applies to real estate signs used “For Sale” or “For Rent”.  Please
advise your property management company or real estate agent that these signs are prohibited inside the
windows and screen patios.

PETS
Based upon Ventura Declarations Article #12.16, NO pets are permitted.  Pets are not permitted on any
condominium property including the units, building hallways and grounds.

HOMEOWNERS INSURANCE
Condominium owners are responsible to obtain homeowners property insurance coverage to protect the interior
contents of their unit.  According to Ventura Declarations Article #10.2, the Board of Directors requests that the
owners to submit a copy of their insurance declaration page to the association to verify this important
responsibility.  If your management company retains the insurance for you, please request that they send a
copy of the insurance declaration page for your unit to the association office.  If a condominium owner fails to
provide this required insurance coverage, the Board of Directors may have the right to obtain this insurance
coverage in the owner’s behalf.  The cost of this insurance will be assessed to your owner account.  The
association provides comprehensive property insurance coverage for the exterior of the condo units.

PARKING
Owners and guests are permitted to park passenger vehicles only in the parking spaces adjacent to the
condominium buildings.   Other oversize vehicles including commercial trucks / vans, motor homes, recreational
vehicles, buses, trailers, and boats must be parked in the designated parking area.  The oversize vehicle
designated parking area is located at the Recreation Park at 7721 Comrow Street.  When owners and guests
arrive at the Gatehouse with these oversize vehicles, they should request the blue information letter regarding
these parking instructions and the respective parking permit.  The oversize parking permit may be issued up to
30 days.

QUIET HOURS
Windsor Hills has a policy for quiet hours from 11:00 PM to 7:00 AM so that all guests may enjoy a quiet time to
sleep.  Occasionally, some guests may ignore this rule by partying and playing too loudly during these night
hours to cause a nuisance for other guests.  If these circumstances cause a disturbance for you, please call the
Osceola Sheriff Department at 407-348-222 to report the activity and the location.  The Deputy should calm the
disturbance quickly.

TRASH COLLECTION
Copies of the Trash Collection Procedure Notice for guests may be obtained at the Welcome Center or may be
printed off our website.  Please post this notice inside your condominium so guests are aware of the trash
collection procedures using a Bench-Mate located outside your front door.  The owner must provide an
adequate supply of kitchen size (13 Gal.) trash bags for the guest use.  These procedures are very important to
maintain the cleanest appearance possible inside the condominium building.
